Commercial Leasing

GRDD Law provides comprehensive legal counsel to commercial landlords and commercial tenants of properties located throughout Virginia, Maryland, and the District of Columbia. Our landlord clients range in size from publicly traded REITs leasing hundreds of thousands of square feet in the DMV area, to the owners of single office condos. Our tenant clients range in size from emerging growth companies leasing tens of thousands of square feet in premier locations, to sole proprietors subleasing single office spaces. As a result of our representation of both landlords and tenants in commercial leasing transactions and litigation throughout the region, our attorneys are intimately familiar with the laws governing landlords and tenants, and understand the competing interests between the two parties. We take a practical approach to leasing transactions and lease enforcement matters, always striving to help our clients achieve the best outcome under the circumstances, without incurring unnecessary costs.

GRDD Law drafts, reviews, and negotiates commercial lease documents as a focal point of its law practice. We know how to effectively negotiate and advocate for our clients, helping them to efficiently close deals while at the same time protecting their interests and minimizing their risk. We can provide representation in all phases of the lease cycle, regardless of the property type. We are intimately familiar with office, warehouse, industrial, retail, restaurant, and flex leases.

GRDD Law represents commercial landlords and commercial tenants in eviction lawsuits throughout the DMV. For landlords, we provide full-service representation, starting with the initial demand letter, continuing through the filing and prosecution of the lawsuit, and ending with the enforcement of the judgment and the collection of monies owed. We know how to quickly remove commercial tenants from your property when they are in default, and also how to collect the monies you are owed.

We also represent commercial tenants that are being sued for eviction. In cases of wrongful eviction, we aggressively defend the rights of our clients through trial. In cases of rightful eviction, we provide a strong legal defense, while also exploring paths of amicable settlement with the landlord.

GRDD Law helps commercial landlords and commercial tenants to resolve property management and lease disputes, up to and including litigation. Friction between landlords and tenants is commonplace, and sometimes unavoidable. During the course of any leasing relationship, it is likely that the landlord and the tenant will find themselves at odds over one matter or another. When that happens, our attorneys can review the lease document to ascertain responsibility or fault, advise on the applicable law, recommend a course of action to resolve the dispute, and implement that course of action by both judicial and non-judicial means. We help our clients to protect the benefit of the bargain that they negotiated in the lease document, taking a practical approach towards resolving the conflict. If litigation can be avoided, and the goodwill between the parties can be preserved, we will certainly explore that possibility first.
